The Mürtschenpark

The unmistakably unique building – originally used as a hotel – is located on the site connecting Basler Street and Muertschen Street. Its triangular shape played a decisive role in the design of the building, with its rounded glass facade. The seven-storey construction consists of a basement, a ground floor and five upper floors, the uppermost of which is fitted with a rooftop terrace. The façade construction materials are natural stone (ground floor), glass (upper floors) and metal (top floor), and these provide the building an appearance of both solidity and lightness.

The Mürtschenpark is located right at the heart of booming Zurich-Altstetten, which has moved forward and developed strongly as a business quarter and residential district. New office and residential buildings and numerous service companies are a testament to the attractiveness of the Zurich West region. It is almost the ideal location for an office, with so many people coming and going. Whatever it is that you are looking to do nearby before or after work – have a coffee, get something to eat or go shopping – you will find a huge range of options available.

The Baslerpark commercial building is located right next to the Mürtschenpark. The building, which was thoroughly refurbished three years ago, now has a contemporary interior under the motto of ‘business as unusual’.

Its infrastructure and cleverly designed facilities are also available to Mürtschenpark users. This includes, for example, a concierge desk with numerous convenient services to help you better focus on your work. Also at Baslerpark are co-working areas – where you can utilise the innovative, flexible and affordable solution for working whenever a job or a collaboration requires.

Mürtschenpark is made an even more attractive venue by Baslerpark’s additional office space, conference rooms of different sizes, café, recreation zones, fitness and massage rooms and a roof terrace. Thanks to the excellent infrastructure, you can reduce your office area to a minimum and enjoy far greater flexibility. All this without compromising on comfort and benefiting from lower overall costs.

A bus will take you from the Mürtschenpark to the Zurich-Altstetten train station within a few short minutes. From there you can take the S-Bahn and get to Zurich Central Station in approximately seven minutes, and to the airport in twenty minutes. The nearest motorway access is only a few kilometres away. Those arriving from eastern Switzerland by car can avoid the hassle of the Gubrist tunnel.

You can lease a total office space of 3,150 m2 in the Mürtschenpark, with an additional 587 m2 for storage and meeting rooms. An efficient use of space allows for an occupancy of 200 to a maximum of 300 persons. We would be happy to create a layout study in conjunction with the office planner, so that you can better assess the efficiency of the space.

Because of the open area structure and high windows, the offices on all floors of the Mürtschenpark offer a pleasantly bright aspect – good for the working atmosphere. The rooftop terrace is the building’s crowning jewel, and will ensure that lunch breaks on warm days are even more relaxing.

You will be able to create various office concepts on the six floors of the Mürtschenpark building, in accordance with various requirement criteria. You can implement your own interior design and achieve an efficient use of the areas – whether you prefer an open space or desksharing option. Alternatively, you can design an “activity-based” work environment by creating rooms that fully support the respective activities to be carried out. In order to provide you with maximum flexibility, we will carry out the necessary refurbishment work, and hand over the premises to you in either shell condition or enhanced shell condition.

The current spatial efficiency of approximately 10 m2 per workspace is good, as is  productivity, since all areas can be reached relatively quickly. In addition to the offices, there are meeting rooms and storage areas available in the basement.

Important fittings such as raised floors, side- and bottom-hung windows, electrical equipment, basic lighting, ventilation with cooling, radiators/convectors are already present, and can be used without the need for alteration.

If you choose to assume the expansion costs, you can ount on a ten-year lease agreement.
